Every asset is different. These are the categories we look at and the details that shape each review.

What a review asks for
- Clear identification of the legal owner or owners of the asset.
- Location, legal description or identification number where applicable.
- A statement of any debt, liens, judgments or unpaid taxes.
- Current condition, occupancy and carrying costs.
- Any known environmental, structural or title concerns.
- The donor's desired timeline and reason for considering a gift.
What usually ends a review
Reviews most often stop for practical reasons rather than dramatic ones: unresolved title defects, debt that exceeds realistic value, environmental findings that cannot be responsibly managed, carrying costs a charity should not absorb, or an owner who cannot be verified. None of that reflects on the donor's intent — it simply means the gift is not a responsible fit.
